In case of a home emergency
In a life-threatening emergency, please call 911 right away.
For non-life-threatening issues, please check the criteria listed before contacting the emergency maintenance line.
A maintenance emergency refers to a hazardous situation that, if not resolved quickly, could jeopardize your safety, your family’s well-being, or the property itself.
Examples of emergencies include (but are not limited to)
• Plumbing leaks inside the home that are causing flooding
• Loss of power to half the home, including HVAC (If the entire home is affected, contact your electric provider first to confirm there’s no service interruption)
• Water outage (please contact your utility provider first to check for service interruptions)
• Heating issues when the indoor temperature drops below 50°F
• Air conditioning failures when the indoor temperature exceeds 90°F
• A strong gas odor

- If you suspect a termite or rodent issue, please submit a maintenance work order as soon as possible.
- Always maintain insurance for your personal belongings. In the event of a maintenance emergency that damages your possessions, residents should contact their insurance company for assessment and reimbursement.
- Please note that any work order may incur charges if the repair falls under resident responsibilities.
- Commercial vehicles are not allowed; only small pets are permitted with a $250 deposit, and subletting is not allowed.
- No smoking is allowed inside the property. Please respect community rules and avoid loud noises during nighttime hours.

Here are some tips on our Community Guidelines:
- All vehicles must be parked in the driveway or garage, never on the street or grass.
- Keep trash cans out of sight.
- Trailers, commercial vehicles, boats, RVs, or off-road vehicles are not permitted to be parked in our communities.
- Grills and other outdoor cookers should be kept at least 10 feet away from the home while in use.
- Portable recreational and playground equipment, including basketball goals, may be placed in front of your residence while in use, but must not block traffic or visibility on the streets or sidewalks.
- To meet community standards, front yards should look neat, uncluttered, and well-maintained.
- Do not remove smoke detectors.
- Pets must be leashed when walked, and pet waste must be disposed of properly.
- Failure to comply with these guidelines may result in fines.

How long does it take to process my application?
It usually takes up to 48-72 business hours after you submit your application online to receive a response.
How quickly can I move in?
You can move in as soon as 48 business hours after all requirements are met and your full deposit is paid.
If the home’s available date is in the future, you have 7 days from that date to move in. If the home is currently available, you have 7 days from the application date to move in.
Will I receive a refund for my application fee?
Application fees are non-refundable.
